My Property Partners is interested in investing in locations with sustainable long term demand. With this in mind some key criteria have been identified against which all propeties offered will be assessed. Wth these key criteria addressed there should be the potential for long term capital growth and short-medium term rental demand (depending on the project).

Location - City centre locations only will be considered. Although there are many high growth opportunities outside of city centres the highest demand locations will always be city centres

Transportation - Excellent transportation links shouldbe within a few minutes walk. As the preferred locations are city centres, these links would need to include buses, trains, underground, metro-lines

High latent demand - High density area will be chosen where there is a latent demand for commercial or residential space. By definition this will be within walking distance of major office developments, tourist attractions and/or entertainment areas

Living & Entertainment facilities - Whether the property is commercial or residential in nature, occupants must have easy access (again walking distance) to key facilities for a comfortable lifestyle - such as shops, restaurants, bars, supermarkets etc. These areas will tend to have the largest sustainable demand. This environent will sustain a robust living and entertainment atmosphere all year round to ensure year round demand for the property

Growth area - The achieve the maximum capital gains, areas are chosen that are undergoing or will see major redevelopment over the investment period. This may be major renovation of the area or the development of major attractions/facilities in the immediate vacinity

Prestigous Development- With all of these crtieria met, properties that have some level of exclusivity and/or are exciting investment opportunities will be offered

DETAILS
The Cube in Dubai Sports City offers a complete value added package both for its investors and its residents. The Cube, Dubai is a stand alone project that represents a high end investment opportunity yielding a minimum 10% Return on Investment, assuming some conservative market figures are met.

The return on investment has been calculated using the most conservative figures the estimated return of 10% is based on the following assumptions:

  • an estimated occupancy rate of 70% at AED700 per room per night
  • capital appreciation per annum of 5% of the price of the apartment
  • service charges of AED10 per square foot
  • management fees of AED15 per square foot
  • total rooms subject to the lease back 561
  • a furniture replacement reserve of 5% of the gross revenue
  • 335 days of room availability
  • 30 days reserved for the owner with all owners taking their full entitlement.

The revenue from all the 561 units at The Cube in Dubai Sports City will be pooled as the gross revenue. From the gross revenue there are a number of deductions that need to be made as per the above. Once the deductions have been made there is a 50:50 split of the Net revenue shared between the operator and owners.

Owners at The Cube Condo Residences will receive a percentage share of the revenue proportionate to the value of their investment against the total investment value of the building. (Eg. 100% of the investment = value of all 561 units)

An investor that owns a 2 bedroom unit at The Cube (eg.Value 2,000,000/-) an investor that owns 4 x studio at The Cube (eg. 500,000/-) will receive the same return on investment.

The percentage return on investment will be a direct result of the room revenue charged by the operator and the occupancy level of The Cube Condo Residence.

The expectation for the return on investment should exceed 10% considering the current market figures in Dubai. This making The Cube one of Dubai’s best investment opportunities in the Dubai real estate market.
